    • RE: BDC messages never come in to inquiry

      It’s because they haven’t implemented the BDC messaging API and instead rely on the booking.com email address. If you send the guest a message and they reply, it works OK, but if the guest sends you a new message via the booking on BDC it doesn’t link together properly.

      This has been an issue for me for ages though, not just recently.

      Thanks @christian-zaragoza , although it’s pretty disappointing to hear that you don’t regard sending guests to the wrong apartments and exposing sensitive information about those properties incorrectly as a priority, especially as I first reported this over a year ago.

      This is still happening. I had one or two where it didn’t for a short period of time, then every AirBnB booking since has had this problem.

      @Alistair-Wood Thanks Alistair, we do that too for one night gaps but the problem comes in when there’s more than one night available. If we had two nights available, we might want to allow one night stays at a 30% increase but still charge the normal price for anyone who wants to book both nights.

        To be able to set multiple gap night rules. Basically we have a property with a 4 night minimum usually. If there’s a gap of 3 nights, I want to reduce the minimum stay to 3 nights. If the gap is 2 nights, the minimum stay should be 2, etc.

      • Description of how you imagine that working in software terms.
        With a plus/minus to add/remove additional gap night rules, just as you have for the last minute rule for example.

      • Description of the impact to your business.
        Better revenue management

      • Any workarounds you have tried or are doing.
        Currently we manually monitor and set manual rates.

        I would like to be able to set different rates for different lengths of stay, e.g. if someone stays 1 night, they may pay £150 per night, if they stay 2 nights they may pay £125 per night, etc.

      Quite commonly for last minute availability, we’ll drop from a 2 night minimum to a one night minimum, to attract a larger market. We would want to be able to charge a premium for the one night stay but keep the price the same if someone wanted to book 2 nights.

        As a strategy rule

        Better revenue management

        Currently we just have to enable 1 night stays and try to find a happy medium between acceptable one and two night prices, so we’re getting the worst of both worlds really.

    • Implement Booking.com messaging correctly

        I need messages from guests to be linked with the relevant booking in my Tokeet inbox. Currently this often does not happen, because your method of handling BDC messaging is that they have to email the Tokeet rental email address. Unless they’re replying to one of our messages, this will never happen, so we miss many messages from BDC guests.

      • Description of how you imagine that working in software terms
        Simply put - You have an API connection with Booking.com, so please use it to implement messaging correctly. BDC’s Messaging API docs make it quite clear how you can look up messages and link them to the correct booking. It is fairly poor in my opinion that this hasn’t already been done, considering you advertise full API connectivity with Booking.com

      • Description of the impact to your business
        Missing messages from guests makes us look massively unprofessional. I also personally wasted a couple of hours on live chat as usual dealing with the false claims that it’s an issue at BDC’s end (before they eventually admit it wasn’t).

      • Any workarounds you have tried or are doing
        Just messaging directly via the Extranet due to lack of confidence that Tokeet messages will end up in the right place.

        Websites should be searchable on Google

        Our Tokeet website (brightleapapartments.co.uk) does not show at all on Google, even if you search for the exact business name.

      Google also keeps removing my website URL from my Google Business page, presumably because it can’t crawl it and thinks it’s not a real website.

        A direct booking website is fairly useless if people cannot find it. We’ve wasted many hours customising the site and re-adding the URL to our Google Business page.

        When the guest portal link is sent out to guests, it should give them the details specific to that booking.

      • Description (and/or screenshot) of the actual result
        What actually happens is it uses the details of the last booking on the system for that guest, even if that booking is in the future, and for a different apartment.

      For example, Joe Bloggs is a repeat guest who is booked in with us this week at our Dakota House apartment. He loves us so he’s also booked his next stay in a month’s time at a different apartment, our Hopton House apartment. When the guest portal is sent out for his stay THIS week, it shows all the information for his stay next month at a completely different location.

      • Description of the impact to your business
        An absolute logistical nightmare and lots of wasted man-hours when guests collect the wrong keys and go to the wrong apartment, because we’ve told them to! Plus the wasted man-hours trying to get your apathetic support team to do anything about it (I first reported this over a year ago).

      • Any workarounds you have tried or are doing
        We have to change all future bookings for the guest to a different “dummy” guest to ensure they receive the correct information.

      • Comments about any known conditions that cause different behavior.
        None

      • The device, operating system, and browser you are using.

        Ticking the “Recurring monthly” box should cause the entered expense to repeat each month on the expense date.

        Ticking the “Recurring Monthly” box does absolutely nothing. I have to manually add expenses every month just as before.

        It’s a checkbox, it only has 2 values and neither of them correctly create a recurring expense.

    • Automata - Multiple "Booking Confirmed" triggers for AirBnB bookings

        There should be only one “Booking Confirmed” event per booking

        For AirBnB bookings, 2 “Booking Confirmed” events seem to fire every time. This makes all triggers which use that event fire twice, including messages to the guest. This has been going on ever since Automata was released.
